Boatshed London are pleased to offer a lovely compact houseboat for sale with sought-after residential mooring in the peaceful haven of Limehouse Marina.

The marina is a 2 minute walk to Limehouse DLR station from which it is an 11 minute journey to Bank and a pleasant 15 minute walk to Canary Wharf.

Mooring fees (£8,400 per annum paid upfront, £9,100 paid monthly) include Council Tax, use of residential shower block, free laundry facilities, 24 hour security and potable water. The boat has Direct connection to electricity and high speed fibre broadband and water point on the jetty. Electricity and gas outgoings are very cheap. The marina charge a 5% transfer fee on the sale price to take over the mooring.

There is also the potential here to upgrade the boat once bought to a longer boat to maximise the space on the mooring.

Limehouse is a very friendly marina community with lovely local pubs, cinemas and restaurants including The Narrow owned by Gordon Ramsey (not expensive) and The Grapes (owned by Ian McKellen).

This is a small but perfectly formed bijoux boat. It is light and airy with double doors opening onto the water – from which to engage with entertaining wildfowl residents. The boat is efficiently laid out with lots of storage. It has good kitchen facilities comprising a gas oven with four ring gas hob, fridge, sink with drainer, ample work surfaces and kitchen storage.

The dining area comfortably seats 4 people with up to six for a friendly dinner party. The dining table converts into a double bed with additional storage beneath.

There is a wardrobe with shelves and a hanging rail. The shower and Elsan toilet space is presently used as an additional wardrobe as the current residents use the marina shower facilities.

The efficient fan heater and compact dehumidifier keep the boat cosy in winter months.

Minnow has a recent Boat Safety Certificate (January 2019) valid until January 2023.
