By far the most affordable boat with a residential mooring in London, this 18ft houseboat is a cute and clever liveaboard option for a single person who needs the security of a permanent mooring with easy access to central or east London.

The hull was originally manufactured around 1990 but the superstructure was added afterwards and the current owner spent plenty of time and money tidying up the interior to make it into a comfortable floating home.

The seating area converts into a double bed and the galley is as well equipped as much larger narrowboats with fridge/freezer, cooker and hob and the option to install a washing machine and dryer although the marina has laundry facilities of its own. There is also a Thetford cassette loo and shower in the heads compartment.

Limehouse Basin is London's most desirable marina for liveaboards with a thriving community of people who love their lives on the water. With the DLR station only 5 minutes walk away and central London accessible within 20 minutes, it's a great base for people working in the capital who are looking for an affordable bolt hole.

Current mooring fees are just under £7,000 per annum and the residential license is renewable on an annual basis. The buyer will have to pay a 5% transfer fee to the marina management to acquire the mooring license.
